MASS Design Group is looking to expand our impact in the built environment. After more than 10 years of professional practice in design, supervision, and construction management, MASS is launching a construction arm. MASS seeks to leverage the investment of our partners to fully realize the impact of construction and infrastructure development for the benefit of the client and end users, rather than the contractor’s profit.
MASS is seeking a Senior Construction Manager to assist with the development of the MASS construction arm and to support construction teams in achieving successful outcomes for our clients by delivering projects within agreed timeline and budget as well as capturing and sharing knowledge across projects.
Responsibilities:
Manage construction projects and teams from inception to occupancy
Manage project schedules and budgets for on time and on budget project delivery
Participate in development of construction cost and schedule proposals based on client requirements, past experience, historical data and parametric ratios
Develop internal plans for budgeting, staffing, scheduling, and managing projects and construction teams
Negotiate, manage, and administer contracts with subcontractors
Coordinate and manage procurement of materials, labor, and equipment
Coordinate with MASS’s design team during the construction process to fully realize the integrity of the design
Seek, hire, and manage key personnel to effectively execute construction projects
Develop highly detailed construction schedules, labor plans, procurement plans, submittal schedules, and strategic activity plans
Supervise day to day site activities to support superintendents and subcontractors
Ensure compliance with all relevant code and regulation for construction works
Manage reporting, correspondences, documentation, and clerical work during the construction process
Manage and track submittals, RFIs, material approvals, change orders, non-conformances, and other construction administration documentation
Communicate effectively with clients, partners, funders, and stakeholders
Represent MASS in a professional and diligent manner; meeting, negotiating and corresponding with clients to form strong working relationships
Support the Finance Manager with billing, invoicing, payroll, and cash flow
Mentor and supervise less experienced construction team members
Implement all relevant health, safety and environmental regulations; work with the HSE Officer to exceed national requirements and innovate towards the highest standards
Develop and maintain working relationships with contractors and subcontractorsManage punchlisting, testing, commissioning, and the project hand-over process
Competencies:
Have a detailed knowledge of the technical aspects of construction, including first hand experience with a variety building systems (RC frame, masonry, timber frame and earthen methods are particularly relevant)
A strong understanding of quality standards and assurance, plus experience with construction health and safety compliance
A proven in-depth understanding of construction, materials, pricing, and industry in both local and regional context
Competence in reading and interpreting technical documentation and drawings required to execute a project
Trained in commonly used industry software (AutoCAD, MS Excel, MS Project), and an aptitude for learning new software
Trained in other industry software (Revit, Rhino, Primavera, etc.) is a plus
Sound working knowledge of construction and contract law and various forms of conditions of contract
Strong leadership skills and confidence directing and supervising large teams of people (experience working with community groups will be considered a bonus)
A strong aptitude for problem-solving and clear decision-making within a challenging and pressured environment
Good technical writing, client-facing and communication skills
A team player, Well-organised, diligent, proactive, assertive, well-disciplined and commercially astute
Key managerial skills, including having had control over construction budgets and schedules
Work with the client and internal teams to create project plans that will guide implementation
Manage the execution of a project from beginning to end, within budget and according to agreed upon timelines
Mentor and supervise less experienced Project Managers and Foremen to build their capacity, confidence and knowledge
Manage on-site resources including construction materials and teams (experience working with low-skill-level teams is a bonus)
Oversee a portfolio of construction projects on site, providing direct support and guidance to the day-to-day project teams ensuring a high quality and successful outcome
Support local community relationships and ensure the essential buy-in of community leaders, organizers, and members
Ensure quality of workmanship and project management is upheld across all projects
Entrepreneurial, independent and proactive worker, able to multi-task under pressure
Strong expertise coordinating construction projects and ensuring high quality outcomes
Experience working with alternative building materials is a plus
Experience with design or working with design professionals (design-build) is a plus
Value MASS’s mission and demonstrate commitment to ensuring social impact goals are met on each project, with a focus on training women in construction
Experience training or working with community teams, especially in construction, is a bonus
Qualifications:
Minimum education level: Bachelor’s degree in Engineering, Construction Project Management, or similar
Minimum ten (10) years of relevant experience in the field of design, engineering, and/or construction
Minimum seven (7) years professional experience in construction management, delivering large, complex projects
Minimum three (3) years experience working in Rwanda and/or East Africa
Registered with a relevant professional board or body E.g: CEng, PE, IAR, CIOB, RIA, ICE, or others is a plus
Willing and able to be located full time in Rwanda
Fluency in English
Working knowledge of Kinyarwanda is a plus
