MASS Design Group is looking to expand our impact in the built environment. After more than 10 years of professional practice in design, supervision, and construction management, MASS is launching a construction arm. MASS seeks to leverage the investment of our partners to fully realize the impact of construction and infrastructure development for the benefit of the client, rather than the contractor’s profit.(https://massdesigngroup.org/ )
MASS is seeking a Site Manager / Lead Superintendent to assist with the development of the MASS construction arm and to support construction teams in achieving successful outcomes for our clients by delivering projects within agreed timeline and budget as well as capturing and sharing knowledge across projects.
Responsibilities:
Manage project schedules and budgets for on time and on budget project delivery
Manage and supervise the day to day site activities of large, complex construction projects
Negotiate, manage, and administer contacts with subcontractors
Coordinate activities of subcontractors and laborers on site
Coordinate and manage procurement of materials, labor, and equipment
Coordinate materials deliveries, storage, staging, and planning of activities on site.
Supervise and assist all fore (WO) men and staff assigned to the project
Provide leadership and direction to field staff on project jobsite, which includes but is not limited to providing regular guidance and motivation and actively participating in performance evaluations of jobsite staff
Ensure the project is built in accordance with architectural and structural drawings, specifications and other contract documents, as well as relevant codes and regulations
Communicate/raise queries to the designer as required in order to ensure the construction meets the design intent
Implement all relevant health safety and environmental regulations. Take an active role in leading improvements to site safety and environmental management, through hazard identification, open communication and innovative working methods
Manage all site reporting requirements and ensure they are submitted in a timely manner
Manage and track sketches, drawings revisions, and other relevant construction administration documentation for implementation
Work closely with project management and communicate the appropriate information required to maintain project schedule
Ensure all materials are verified for compliance and completeness of the order that they are received in the field
Prepare material procurement schedule and ensure all materials are coordinated for timely delivery
Review subcontractor/vendor pay requests in accordance with the project processes and timeframes
Ensure that all government, lenders, manufacturers and consultants’ tests and inspections are performed in timely manner and all approvals are obtained in writing and submitted to the project manager
Manage punchlisting, testing, commissioning, and the project hand-over process
Competencies:
Have a detailed knowledge of the technical aspects of construction, including first hand experience with a variety building systems (RC frame, masonry, timber frame and earthen methods are particularly relevant)
A strong understanding of quality standards and assurance, plus experience with construction health and safety compliance
A proven in-depth understanding of construction, materials, pricing, and industry in both local and regional context
Competence in reading and interpreting technical documentation and drawings required to execute a project
Trained in commonly used industry software (AutoCAD, Revit, MS Excel, MS Project), and an aptitude for learning new software is a plus
Strong leadership skills and confidence directing and supervising large teams of people (experience working with community groups will be considered a bonus)
A strong aptitude for problem-solving and clear decision-making within a challenging and pressured environment
Experience in managing a diverse workforce including assistants, subcontractors and vendors
Ensure quality of workmanship and project management is upheld across all projects
Ability to maintain the schedules, manage conflicts and performance of job site workers
Proficient in use of Microsoft Project and/or equivalent project scheduler
Ability to train the team under the lead superintendent
Ability to self-check designs and details prior to implementation
Excellent numerical skills
Communication and coordination skills
Ability to review materials against the specification and oversee material testing and reporting as required
Capable of supervising construction in common construction materials to specification, such as:
Mixing and pouring of concrete
Welding of steel members
Earth construction
Timber construction
Stone masonry and brick masonry construction
Skilled in operating construction equipment and tools
Value MASS’s mission and demonstrate commitment to ensuring social impact goals are met on each project, with a focus on training women in construction
Qualifications:
Minimum education level: Bachelors in Civil Engineering (A0), or similar
Minimum seven (7) years of experience, in construction and/or site management
Minimum three (3) years experience working in Rwanda and/or East Africa
Passionate about community empowerment and gender-equality in construction
Registered with a relevant professional board or body E.g: CEng, PE, IAR, CIOB, RIA, ICE, or others
Willing and able to be located full time in Rwanda
Fluent in English and Kinyarwanda
